Home Report Scotland

The Home Report is an initiative launched on 1st December 2008 by the Scottish Government to streamline the house selling process north of the border. Subject to a number of exceptions all houses being marketed for sale on the open market now require a Home Report.

The Home Report will remove hopefully the inconvenience and financial costs and burden on purchasers commissioning multiple surveys and valuations when offering for residential property.

The Home Report will include a range of information to enable the purchaser to make an informed decision on whether to offer for the property and provide guidance on the level the offer to be made.

The Home Report includes the following information:

  1. A Property Questionnaire containing important information concerning the property. For example planning applications, planning consents, building warrants, timber treatment documentation, structural reports and any other important and material facts.

  2. A Single Survey and valuation of the property prepared by a Chartered Surveyor.  Its preparation will involve a non invasive inspection of the property and will seek to identify those defects and repair items that are material to the valuation. It will allow you as a purchaser to make an informed decision as to whether to purchase a particular house or flat as well as make allowance for the more major items of disrepair that will need attention.

    In addition to a report on the condition of the property it will provide details as to what has and has not been inspected, a description of the property, basic information as to its construction and finally information as to accessibility to the property.

    The condition and repair of the property will be categorised as follows:

    Category 1
    No immediate action or repair is needed.
    Category 2
    Repairs or replacement requiring future attention, but estimates are still advised
    Category 3
    Urgent repairs or replacement are needed now. Failure to deal with them may cause problems to other parts of the property or cause a safety hazard. Estimates for repairs or replacement are needed now.
  1. An Energy Performance Certificate

In addition the home report may at the request of the vendor/seller also include a generic mortgage valuation report which should provide sufficient information to enable the purchaser’s lender to give an initial opinion as to the mortgageability of the property.
